Names Use legal names on the contract (William vs. Billy) (maiden vs. married).

Effective Date Complete the effective date on the contract before delivering the contract to Heritage Title Company. The effective date of the contract is the trigger date to begin the entire closing process.

Existing Surveys When using an existing survey, confirm that the survey is a full and legible copy and include the required T47 Affidavit.

Notice Provision Fully and accurately complete the contact information in the “Notices” provision of the contract (Paragraph 21) so the parties know where a notice should be sent or delivered to be effective.

Wire Instructions MOST IMPORTANTLY: Make sure your clients understand that Heritage Title Company wiring instructions NEVER change. Fraudsters are increasingly using email, text, and phone calls to trick buyers into wiring funds to the wrong bank account.
